Edgewater’s Elite Five: Miami’s Most Luxurious Condo Towers, Ranked

Edgewater’s Elite Five
Miami’s Most Luxurious Condo Towers, Ranked Building by Building.
Edgewater’s bayfront skyline has become one of Miami’s most competitive luxury corridors.
Edgewater has quietly become the address serious Miami buyers ask for by name. Wedged between Downtown Miami and the Design District along Biscayne Bay, this once-overlooked stretch of Biscayne Boulevard has absorbed more luxury development in the past decade than almost any other Miami neighborhood — without losing the walkable, low-key character that drew its first wave of residents. Today, Edgewater’s skyline reads like a highlight reel of the city’s most in-demand architects, designers, and developers, and each new bayfront tower has raised the bar the next one has to clear.
For buyers weighing where to plant a flag in Edgewater, the differences between the neighborhood’s most luxurious buildings matter more than the neighborhood pin on a map. Unit scale, amenity depth, design pedigree, and how a building has actually performed in resale all shape day-to-day life and long-term value far more than proximity alone. Below, Chueire Estates ranks the five buildings that currently define luxury living in Edgewater — Elysee, Missoni Baia, Aria Reserve, One Paraiso, and Paramount Bay — and takes a close look at the pre-construction project, Villa Miami, that’s positioned to rewrite this list once it opens its doors.
Edgewater at a Glance
Edgewater runs roughly from 17th Street north to 36th Street along Biscayne Bay, bordered by Biscayne Boulevard to the west — a footprint small enough to walk end to end, yet dense with bayfront towers, waterfront parks, and a growing restaurant scene spilling over from the Design District and Wynwood next door. It’s a five-minute drive to Downtown Miami and Brickell, a similarly short trip to Miami International Airport via the MacArthur Causeway, and close enough to the Design District’s galleries and flagship retail that many residents treat it as a backyard. That combination of bay views, walkability, and proximity to two of Miami’s biggest employment and retail hubs is what’s pulled so much luxury development capital into a neighborhood that, twenty years ago, barely registered on most buyers’ radar.
How We Ranked Edgewater’s Most Luxurious Condo Buildings
Our ranking weighs five factors we hear from buyers and track across every closing in the neighborhood: architectural and design pedigree (who built it and who designed it), unit exclusivity (units per floor and total building scale, which drives privacy and elevator wait times as much as anything), amenity depth relative to resident count, price performance and average price per square foot since delivery, and demand signals — how quickly units move and how residents and brokers talk about a building once they’ve actually lived in it. This is Chueire Estates’ editorial community ranking, built from our own transaction experience and market research in Edgewater — not a third-party index — and we’ll update it as new information, and new towers, come online.

A note from our brokerage: unit count alone can be misleading when you’re comparing privacy across these buildings. Two towers can advertise similar ’boutique’ unit counts yet feel completely different in daily life depending on units-per-floor, elevator bank configuration, and how many residences share a landing. Ask your agent for the actual floor plate diagram — not just the headline unit count — before you assume two buildings offer the same level of privacy.
No. 1: Elysee — Edgewater’s Reigning Boutique Icon
Elysee holds the top spot for a simple reason: nothing else in Edgewater matches its combination of scarcity and pedigree. The tower holds just 100 residences across 57 stories — only two units per floor — giving owners a private-elevator feel that’s nearly impossible to replicate at scale. Interiors come from famed Parisian designer Jean-Louis Deniot, with architecture by Bernardo Fort-Brescia of Arquitectonica, and residents have access to a 30th-floor sky lounge with 360-degree bay and skyline views, a resort-sized bayfront pool, a private theater and library, and the white-glove ‘Elysee Attaché’ concierge program, which handles everything from restaurant reservations to personal shopping.
Every one of Elysee’s 100 residences also comes with a true gas range — a genuine rarity on the Miami mainland, where running gas service up a high-rise is far more expensive than most developers are willing to absorb, leaving the option to only a small handful of buildings outside of Miami Beach. Since delivering in 2021, Elysee has also posted the strongest resale performance of any building on this list, with an average sale price north of $3.1 million against a $1.45 million starting price — a signal that the market has consistently rewarded its extreme unit scarcity. For buyers who want skyline-scale amenities without sacrificing the privacy of a true boutique building, Elysee remains Edgewater’s benchmark.
No. 2: Missoni Baia — Branded Design, Institutional Backing
Missoni Baia earns its spot as the neighborhood’s design statement piece. It’s Missoni’s first-ever residential project anywhere in the world, and the fashion house’s signature color palette and zigzag motifs run through every shared space, from the lobby to the pool deck. Asymptote handled the architecture with Revuelta, Paris Forino designed the interiors, and Enea Garden Design landscaped the grounds — a genuinely high-pedigree creative team.
The building also carries the institutional weight of OKO Group and Vladislav Doronin, the same backing behind UNA Residences in Brickell (see our companion South Brickell ranking). Since delivering in 2023, its 249 residences have found buyers starting near $950,000, at an average of roughly $1,244 per square foot, supported by amenities that include a 7th-floor Olympic-length pool, a lounge pool and whirlpool spa, a 1,700-square-foot bay-view fitness center with a private training room and yoga studio, a hair and nail salon, a pet spa, a kids’ splash pad and play area, and 200 linear feet of bay frontage with a public boardwalk.
No. 3: Aria Reserve — The Newest, and the Largest, Statement
Aria Reserve takes the No. 3 spot on the strength of scale and timing. Delivered in 2025, it’s the newest completed building on this list and, at 782 residences across twin 62-story towers, by far the largest — marketed as the tallest waterfront twin towers in the United States. Arquitectonica’s signature zig-zag glass façade gives the towers instant skyline recognition, flow-through floor plans bring 10-foot ceilings and 11-foot-deep terraces to every residence, and interiors from MORADA Haute Furniture Boutique carry that design language inside.
What separates Aria Reserve from a typical mega-tower is how it has put its scale to work: five manicured acres, 547 linear feet of waterfront, three pools with gardens, a waterfront restaurant and café, a full-service marina with kayak and paddleboard rentals, tennis, paddle, and basketball courts, a theater, and a sky lobby with a private wine cellar. Average pricing has already reached roughly $1,230 per square foot, a strong showing for a building barely a year old. Its size also gives it a practical edge investors notice — residents may rent their units up to four times a year, more flexibility than most comparably-priced buildings allow.
No. 4: One Paraiso — Beach Club Living With a Design Pedigree
One Paraiso anchors the Paraiso District — a cluster that, alongside Paraiso Bay, Paraiso Bayviews, and Amara at Paraiso, helped establish Edgewater as a luxury corridor well before Elysee or Aria Reserve broke ground. Delivered in 2018, the 53-story tower holds 276 residences designed by Arquitectonica, with interiors by acclaimed Italian designer Piero Lissoni and landscaping by Swiss designer Enzo Enea.
Starting from $865,000, One Paraiso pairs true bayfront amenities with genuine design credentials: a beach club with a sandy beach area and private boat slips, a bayfront restaurant operated by celebrity chef Michael Schwartz, two lighted tennis courts, a 10th-floor beach-entry pool deck with cabanas, a high-tech fitness center with men’s and women’s spas and plunge pools, and floor plans finished with European cabinetry and floor-to-ceiling glass. It’s the building on this list that most successfully blends resort-style amenities with design-world credibility.
No. 5: Paramount Bay — Lenny Kravitz’s Edgewater Address
Paramount Bay rounds out the list as Edgewater’s original design-name building — years before Missoni or Piero Lissoni arrived in the neighborhood, musician and designer Lenny Kravitz was shaping the interiors here through his firm, Kravitz Design. The 47-story tower, designed by Arquitectonica and delivered in 2012, holds 346 residences with spacious floor plans, private terraces, and floor-to-ceiling windows. With pricing starting near $890,000 and averaging roughly $1,158 per square foot — the most accessible entry point among Edgewater’s five most luxurious buildings — Paramount Bay remains popular with both end users and investors. Amenities include a 91-foot pool, a separate private waterfront pool, a 6,000-square-foot spa and fitness center with a dedicated pilates studio, a business lounge, and a kids’ area, all within walking distance of Margaret Pace Park. It’s the oldest building on this list, but its Kravitz-designed interiors and waterfront position have kept it firmly in Edgewater’s luxury conversation more than a decade after delivery.

Villa Miami: The next No.1?
Villa Miami: Terra Group, One Thousand Group, and Major Food Group’s ultra-exclusive tower, breaking ground in Edgewater with kitchens designed by Mario Carbone.
The Contender: Why Villa Miami Could Take the No. 1 Spot
If any building is positioned to unseat Elysee, it’s Villa Miami — and it’s not close in concept. Developed by Terra Group and One Thousand Group in partnership with Major Food Group and chef Mario Carbone, Villa broke ground in December 2024 on a 56-story, 650-foot tower that will hold 70 half-and-full-floor residences — units designed, in the developer’s own words, to evoke the scale and openness of a single-family home. As of early 2026, the reinforced-concrete superstructure had reached roughly the halfway mark, with topping out expected later this year and completion targeted for late 2027. Moss Construction is building the tower, ODP Architecture & Design designed its distinctive copper-toned exoskeleton, and interiors come from Vicky Charles of New York’s Charles & Co.
Where Elysee built scarcity around two units per floor, Villa is building it around a single household occupying a full or half floor on most levels — a step further than any delivered Edgewater building has gone. The numbers reflect that positioning: units have started around $8.5 million for a full-floor, 6,200-square-foot residence, and the building will include a rooftop helipad — an amenity most Miami towers can’t get zoned for — alongside a two-level waterfront restaurant, a private members’ ‘Copper Club,’ dock access, and a separate nine-story parking structure on a nearby parcel.
The Kitchen Mario Carbone Built
The single most talked-about detail at Villa Miami isn’t the helipad — it’s the kitchen. Every residence’s kitchen was personally designed by Mario Carbone, the chef and restaurateur behind Carbone and the rest of the Major Food Group empire, rather than handed off to a general interior designer working from a mood board. Carbone built each kitchen around CornuFé dual-fuel ranges, pairing true gas cooktops with electric convection ovens, alongside integrated Wolf and Sub-Zero refrigeration, professional-grade pasta cookers with wall-mounted pot fillers, built-in wine refrigeration, and custom Italian cabinetry. Recessed wells replicate the pasta stations found in his restaurants, and pantries arrive pre-stocked with the same oils and sauces his kitchens use — a residential kitchen built to the specifications of a working chef, not styled to look like one.
The gas cooktop is worth pausing on, because it’s a more meaningful differentiator than it might sound. True gas service is expensive and logistically difficult to run up a Miami high-rise, which is why so few mainland towers offer it at all — Elysee is one of the rare exceptions, with gas ranges in all 100 of its residences. Villa doesn’t just match that: it pairs a genuine gas cooktop with a kitchen program actually designed by a nationally recognized chef, down to the pot fillers and pasta wells. That specific combination — gas cooking inside a chef-designed kitchen — isn’t something any other building on this list, including Elysee, currently offers, and it’s likely to be one of Villa’s most-discussed selling points once the building delivers.
Villa’s completion timeline can still shift the way any pre-construction project’s can, and buyers should treat unit counts, delivery dates, and pricing as subject to change until closing. But if it holds its current scale and delivers as planned, the combination of full-and-half-floor-only residences, a rooftop helipad, and a kitchen program with no real equivalent in the neighborhood gives Villa Miami a genuine path to becoming Edgewater’s next No. 1 — and Chueire Estates will be tracking its construction milestones closely as they land.
Which Edgewater Building Is Right for You?
Rankings are a useful starting point, but the right building ultimately comes down to how you want to live. Buyers chasing the most private, boutique experience the neighborhood offers tend to gravitate toward Elysee, or toward reserving early at Villa Miami. Design-forward buyers drawn to a branded, architecturally distinct address look closely at Missoni Baia. Those who want resort-scale amenities, the newest finishes, and strong rental flexibility often land at Aria Reserve. Buyers who want a private beach club paired with real design pedigree tend to favor One Paraiso, while Paramount Bay remains the pick for anyone who wants Lenny Kravitz-designed interiors at the most accessible price point on this list.
Chueire Estates works across every one of these buildings and the rest of Edgewater’s active luxury pipeline, and we track pricing, inventory, and construction milestones on all of them — including Villa Miami — well before most of that information becomes public. We’re happy to walk you through current availability and help you compare units side by side rather than building by building.
